It promises to deliver 1,500 new homes, with 35% earmarked as affordable housing, and up to 20,000 sq ft of community space, including a children's nursery and specialised facilities designed to cultivate a thriving new community. The project is set to generate significant economic and social benefits, including the creation of over 3,500 new jobs, with more than 2,400 in construction and 1,100 direct and indirect operational roles. The 3.9-acre riverside public park and additional public realms, alongside 200,000 sq ft of commercial space, are part of this comprehensive plan. Moreover, it promises to contribute £42M per annum to the local economy, with over 50,000 sq ft dedicated to retail, restaurants, and the reinstatement of the historic Sea Witch pub among other features.
